Scallier is developing a chain of retail parks in Romania. First facility already 100% leased
Polish company Scallier, which is dynamically developing a chain of Funshop Park retail parks in Romania, has completed the commercialization of its first facility in the country. The retail park in Rosioria de Vede, with a leasable area of 6,200 m² GLA, was fully leased even before its official opening.
Tenants include well-known Romanian and international brands, such as: Martes Sport, Sinsay, KiK, Jysk, Pepco, Flanco, as well as Vibe and City Doner restaurants.
More projects are underway
Scallier is currently constructing two more facilities in Romania. The upcoming opening – a retail park in Focsani (5,000 m² GLA) – is scheduled for November of this year. Already 90% of the space has been leased, and the company is in advanced talks with the remaining tenants.

We fill an important gap in the market – especially in cities where there is a shortage of modern retail space,” says Wojciech Jurga, Scallier’s Managing Partner responsible for the company’s development in Romania.
Competitive advantage through location and tenant-mix
Scallier builds its parks in strategic locations – close to major grocery operators, allowing it to create complete and diverse shopping centers.
– Our parks work to the benefit of all parties involved – tenants, customers, investors and financial institutions. We believe that the first-mover effect in local markets, which we achieve through proper investment timing, builds a lasting advantage,” Jurga stresses.
Romania: a market with huge potential
In Romania, most of the modern retail space is located in Bucharest and several major cities. Residents of smaller towns often have to travel tens of kilometers to take advantage of the offerings of well-known brands.
– This problem has also been noticed by retail chains, which are approaching us with a desire to enter cities where they have not been present before,” says Adrian Aleman, Development Director at Scallier’s Romanian branch.
Scallier successfully completed the commercialization of the park in Rosioria de Vede months before its opening, and a similar scenario is assumed for the project in Focsani.
Flexible format tailored to the needs of local communities
Compared to the Polish market, Romanian retail parks are characterized by a stronger emphasis on food and recreational offerings. Scallier parks feature restaurants, relaxation zones and spaces for families with children – including playgrounds.
– Customers expect not only a variety of goods, but also a comfortable space to spend time. That’s why our facilities respond to these needs comprehensively,” adds Jurga.
Eco-friendly quality confirmed by BREEAM certification
The retail park in Rosioria de Vede has been certified under the BREEAM system, highlighting Scallier’s sustainable approach to its investments. Gleeds, an international leader in construction consulting, is responsible for the certification.
Future plans
Scallier plans to open two more retail parks in the coming months, as well as begin construction of new facilities. The company is continuing its expansion in the Romanian market, responding to the growing needs of local communities and tenant expectations.
