Scallier is expanding its portfolio of retail parks and is developing a new project in Bolesławiec on Tysiąclecia Avenue. The 5,000 sq m GLA facility is scheduled to be completed in September 2026, and all units and stores in the project have already been leased.

A new retail park is being built on Tysiąclecia Avenue in Bolesławiec, in the city’s well-established commercial district, located in its eastern part. For years, this area has been home to the most popular restaurant chains and leading grocery retailers, steadily strengthening its position as one of the region’s most important retail hubs.
There used to be a Tesco; there will be a retail park
The project is being carried out on the site of a former Tesco supermarket, which Scallier acquired in partnership with a private investor. The project involves a comprehensive redevelopment and modernization of the existing infrastructure. The new facility is scheduled to open in September 2026, which represents an exceptionally short project timeline.
The gross leasable area (GLA) of the new retail park will be about 5,000 square meters At the same time, the project provides for the possibility of expanding the facility with additional 2,000 square meters , which confirms the investor’s flexible approach to further scaling the investment in response to the local market’s potential and tenant demand.
As Wojciech Jurga, Managing Partner at Scallier, points out, the company is responsible for the entire project, from developing the investment concept, through the development process and managing the renovation, to commercialization and long-term property management.
At this stage of construction, the park has already been fully leased. The project has attracted exceptionally high interest from tenants. “We have just signed the latest lease agreement with ShockPrice, a new off-price retail chain operating as part of the Modivo Platform, which will occupy 1,700 square meters,” says Wojciech Jurga.
He adds that all the brands set to open in the new retail park will be making their market debut in Bolesławiec, which significantly enhances the project’s competitiveness and its appeal to customers.
When will the retail park in Bolesławiec open?
Residents of Bolesławiec will be able to make their first purchases at the new shopping center right after summer vacation. Tenants include ALDI, ShockPrice, Action, Xtreme Fitness, and the Dr. Max pharmacy, which is already operating at this location. A Petroprix self-service gas station will also round out the center’s offerings.
One of the key advantages of the investment is its location in the immediate vicinity of National Road DK94, which serves as the city’s bypass and is one of the region’s main transportation routes, connecting Bolesławiec with, among others, Zgorzelec and Legnica . The park’s location will provide convenient access not only to the city’s more than 37,000 residents but also to customers from the region.
The project in Bolesławiec is part of Scallier’s end-to-end business modelon the Polish and Romanian markets. It encompasses the company’s involvement at every stage of the investment lifecycle, from land acquisition, through development and commercialization, to comprehensive property management.
