Retail parks are gaining ground – Scallier summarizes recent months of activity
Scallier, a company specializing in investment management in the retail park sector, has been rapidly expanding its commercial real estate business. A number of key transactions have been completed in recent months, and more projects are already in advanced negotiations.
Scallier’s major achievements from the last quarter
-

-
Pleszew – more than 50% of space leased, including by KiK and TEDi
-
Warsaw (neighborhood) – an agreement has been signed with Biedronka for the development of a convenience project
-
Leczna – sale and management takeover of a 3,500 m² retail park
Retail parks on the rise
“Retail parks are gaining importance – according to JLL forecasts, as early as 2021 they will account for 36% of new retail space being built in Poland, overtaking shopping centers in terms of volume.”
– Bartosz Nowak, Managing Partner at Scallier
These facilities offer:
-
Locality and the convenience of shopping close to home,
-
Compact format, easy to adapt,
-
pickup point function for e-commerce,
-
Lower operating costs compared to large galleries.
Diversification for tenants and investors
Retail parks are becoming an important part of the diversification strategy:
-
For tenants – protect against the effects of disruptions in large shopping centers (such as pandemics),
-
For investors – they offer stable returns and less risk.
“The key to success is the right choice of location, the right format and a tenant-mix tailored to the local community.”
– Bartosz Nowak
Scallier expansion in Romania
Dynamic growth is also evident outside Poland – primarily in Romania, where Scallier is making further investments in small and medium-sized cities.
Two new retail parks will open in the fall:
-
Rosiorii de Vede
-
Focsani
Total leasable area: more than 11,000 m²
Among the tenants: Sinsay, KiK, Jysk, Pepco, Flanco
“In Romania – as in Poland a decade ago – the purchasing power of the population is growing, while at the same time there is a lack of modern retail facilities. Retail parks perfectly fill this gap.”
– Wojciech Jurga, Managing Partner at Scallier (Romania)
The future of the sector
Scallier predicts that the expansion of retail chains will focus:
-
In smaller and medium-sized cities,
-
in large cities – through the densification and development of compact retail formats.
“Retail parks are the format of the future – flexible, cost-effective, local and compatible with e-commerce. Their importance will only grow.”
– Bartosz Nowak
